There’s no more relevant symbol of Nice than the Promenade des Anglais.  The long seaside avenue skirts the Baie des Anges on seven kilometres; it links the port to the international airport west of the town.  Lined with palm trees, the Prom’ (as the locals call it) runs along the most famous beach covered with grey pebbles.  It is also the place where the greatest palaces, like the five star hotel Negresco, a baroque and neo-classic monument, are to be found.  You will also discover stunning Renaissance style villas some of which have been turned into museums: such is the Musée Masséna and its beautiful gardens.  For five years, the Promenade des Anglais has benefited from the improvement of its monuments and architecture with a view to having it designated world heritage.  It is in such prestigious surroundings that you will find numerous flats for sale.
 

 
Most of the Promenade from Carras beach, west of the town, to the delightful Théâtre de Verdure is lined with buildings that combine architecture styles of the 30s and 50s and more recent ones in harmony.  The highest have no more than six floors and all offer balconies and terraces with spectacular sea views over the Baie des Anges.  All those residences with impeccably kept façades have a caretaking system.  Due to their unique location, the flats there benefit from luminosity beyond compare morning to night.
When going on east, on the last part of the Promenade, from the Jardin Albert 1er to the tip of Rauba Capèu, apartments on sea get fewer because buildings give way to the entrance to the Marché Saleya and former fishermen’s houses.  Those small houses, typical of Nice offer water front terraces and their entrance doors are at the back in Rue des Ponchettes.
 

 
If you expand the scope of your research, you will discover prestigious apartments two or three minutes walk to the sea.  The Promenade des Anglais is one side of the Carré d’Or, the most sought after address in town.  Whether you are looking for a one-bedroom for a student, a family flat or even a large surface loft, you will find bourgeois-style buildings proposing exclusive apartments in rue Meyerbeer, de la Buffa or du Congrès and others.  The buildings are former palaces and therefore have been extensively refurbished to the highest standard with incredible high ceilings, solid parquet floors and wonderful exposure when on upper storeys.  Some even house inner gardens, hidden from prying eyes.
Either for main or second home or even for rental investment, you will make no mistake about it: buying an apartment n the promenade des Anglais is the safest added value investment.
