Summary of obligatory diagnostic surveys

Below is the summary of obligatory diagnostic surveys for any real estate transaction
ASBESTOS
Subject of the survey: Presence or absence of materials or products containing asbestos.
Real estate concerned: Any building constructed before 01/07/1997.
Validity: 3 to 30 years according to the survey results and condition of the building.
LEAD
Subject of the survey: Asbestos diagnostics.
Real estate concerned: Any property constructed before 01/01/1949.
Validity: 30 years if the result is negative and one year if the result is positive.
ENERGY PERFORMANCE SURVEY
Subject of the survey: The survey rates standard energy use. Recommendations to reduce energy consumption.
Property concerned: Any building except: historic monuments, agriculture buildings...
Validity: 10 years.
GAS
Subject of the survey: Gas installations to be graded as absence of danger.
Property concerned: For all properties with natural gas services installed more than 15 years ago.
Validity : 3 years.
ELECTRICITY
Subject of the survey: Electrical installation survey to evaluate the security risks.
Property concerned: Any property with an electrical installation over fifteen years.
Validity : 3 years.
NATURAL AND TECHNOLOGICAL RISKS SURVEY
Subject of the survey: informing the buyer on the property condition with regards to natural and technological risks.
Property concerned: Property situated in seismic zones and/or zones covered by the plan to prevent natural or technological risks.
Validity : 6 months, except when risk modifications are entered into preliminary sales agreement.
CONFIRMATION OF SURFACE AREA (CARREZ LAW)
Subject of the survey: Confirmation of surface area.
Real estate concerned: All dwellings within a condominium.
Validity: 30 years in absence of renovation works and modification of the property.
