NOTARY FEES: WHAT IS THIS ABOUT ?
It is important to note that acquisition costs, commonly referred to as notary fees, are added to the purchase price of real estate (land, old or new housing).
What exactly are they?
These fees include taxes, notary’s remuneration and disbursements.
- Taxes: the most important part (about 80%). Registration fees are collected on behalf of the State and calculated according to the value of the property and its location. Two tax regimes:
- Registration fees for the former.
- The remuneration of the notary: This is called the emoluments (17/18%). They are fixed by the State according to a scale (order of 28/02/2020 art.35). In the case of a transaction they are proportional to the price of the purchase.
- Disbursements: These are the costs incurred by the study on behalf of its client to produce the documents necessary for the change of ownership (Custodian of mortgages, publication fees, planning documents, cadastre extract, trustee fees, etc.).
