IMMO NEWS: WHY IS IT IMPORTANT TO PROPERLY DECLARE YOUR POOL TO TAX?

DID YOU KNOW? 

As part of the “Innovative Land Use” project, DGFiP is using innovative artificial intelligence technologies to detect and combat reportable anomalies such as the absence of a pool declaration. 

The algorithms make it possible to extract public aerial images of the IGN, which can be consulted by everyone on the website www.geoportail.gouv.fr, the contours of buildings and swimming pools. Checks are then carried out on the basis of the owners' declarations made to the planning and tax authorities. In particular, they check whether the elements detected on the images are correctly imposed. An agent of the tax administration then checks each anomaly detected before any transaction of relaunch of the owner of the property and taxation. 

For example, DGFiP has identified more than 120,000 unreported pool owners*. As many letters will be sent to these owners to regularize their situation. 

If you are one of these people, you will have to go through the new “real estate” declaration on your tax space.gouv which must be completed by all owners of dwellings (apartment or house) and ancillary buildings (garage, pool, etc.) by June 30. 

Know that you can install or build a swimming pool in your garden provided you respect certain rules. Beyond a certain surface area and depending on the characteristics of the pool (above ground or not, construction of a pool with its shelter, construction of a shelter on an existing pool) authorisations in town hall may be necessary.

For example, some pools are not subject to the reporting requirement. Those below 10m² and not located in a saved area. 
Please also note that a pool must be declared within 90 days of construction and is subject to property tax.
